Emergency Call-Outs for Maintenance Clients

Heating failures, leaks, electrical faults and water ingress. A priority response for clients whose properties we look after, from engineers who already know the building.

Who this is for

This is a priority response for clients on a maintenance agreement and for properties we have refurbished — not a general 24-hour call-out service. We'd rather be straight about that than have someone in difficulty ring a number that was never going to answer.

The reason we run it that way is that the value is in the knowledge. When an engineer already holds the circuit schedule, knows where the manifold sits and has photographs of the first fix, a fault that would otherwise take half a day to trace takes an hour. That only works for buildings we know.

If you're not currently a client and you have an emergency, call your gas supplier's emergency line for a gas leak, your water company for a mains burst, or a 24-hour emergency service. If you'd like to put your property on a maintenance agreement, we're glad to talk.

Scope

What counts as an emergency

  • Total loss of heating or hot water, particularly in cold weather or where a household is vulnerable
  • An active leak or burst causing damage
  • Water ingress through the roof or the building envelope
  • Loss of power, or an electrical fault presenting a safety risk
  • Basement pump failure or a high-water alarm
  • Drainage blockage causing backup into the property
  • Failed security to a door or window leaving the property insecure
Immediate steps

Before we arrive

Smell of gas
Do not call us first. Call the National Gas Emergency Service on 0800 111 999 immediately, turn the gas off at the meter if you can reach it safely, open windows and do not operate electrical switches.
Water leak
Turn off the stopcock, and the heating system's filling loop if the leak is on the heating circuit. If water is near electrics, isolate the affected circuit at the consumer unit.
Electrical fault
Switch off the affected circuit at the consumer unit rather than resetting it repeatedly. If there is burning, heat or smoke at the board, isolate the main switch and call us.
No heating
Check the system pressure and the thermostat batteries before calling. It resolves it more often than you'd expect, and it costs you nothing to look.

Not for the general public. We hold priority response commitments for clients on a maintenance agreement and for properties we've refurbished. If you're not a client, a national emergency service will get to you faster than we can, and we'd rather say so.

Call the National Gas Emergency Service on 0800 111 999 straight away — before you call us. Turn the supply off at the meter if you can do so safely, open windows, and don't operate electrical switches or naked flames. That line is staffed 24 hours and is the right first call.

It starts with a survey and a condition report on the property, after which we can put a planned maintenance agreement in place that includes priority response. Get in touch and we'll arrange the visit.
