Aftercare, Snagging & Defects

What happens after handover matters as much as what happened before it. Snagging closed out properly, a defects period that means something, and a team that answers the phone in year two.

Handover

How a project should end

  1. Joint snagging inspection

    We walk the property with you and record everything on a written schedule — ours and yours. Nothing is agreed verbally on site and forgotten by the following week.

  2. Snagging closed out

    Items are worked through against the schedule, each signed off as completed. You see the list shrink rather than being told it's in hand.

  3. Commissioning and demonstration

    Systems commissioned and then actually demonstrated — heating controls, hot water, ventilation, lighting scenes, isolation points, stopcock and consumer unit locations.

  4. Handover pack

    Gas and electrical certificates, Building Control completion certificate, structural calculations, appliance manuals, warranties, paint and tile references, and the as-built information on where the services run.

  5. Defects period

    A defined period after completion during which anything that fails as a result of our workmanship is put right at no cost. Set out in writing, not implied.

Expectations

What is a defect, and what is a building settling

New plaster, new screeds and new timber all dry out and move for the first year. Hairline cracking at wall and ceiling junctions, small gaps opening at skirtings and architraves, and doors needing a minor adjustment as the frames settle are normal in the first heating season. They're worth expecting rather than worrying about.

What is not normal: cracking that is structural in pattern, damp appearing anywhere, anything electrical or gas-related, water not draining, or a finish failing. Those are defects and we deal with them.

Aftercare & Snagging — common questions

It's set out in the contract for each project and confirmed in writing at handover, so you know exactly what's covered and for how long before work starts rather than after.

Tell us. Snagging doesn't close because a schedule was signed — things surface once a house is lived in and heated, which is exactly what a defects period is for.

Usually not, in the first year. New plaster and screeds dry out and the structure moves through its first heating season, and fine cracking at junctions is a normal part of that. We fill it as part of aftercare. Cracking that's wider, diagonal or stepped through masonry is a different matter and we'll look at it properly.

Yes. We can carry out an independent snagging inspection and produce a written schedule, whether or not we go on to do the remedial work.
