Most expensive failures give notice first

A gutter overflowing for two winters becomes a damp wall. A basement pump that has never been serviced fails on the night it matters. A boiler nobody has looked at since installation loses efficiency long before it stops working. Almost none of these arrive without warning — they just arrive without anyone having looked.

Planned maintenance is a scheduled visit and a written report: what was checked, what was done on the day, and what will need budgeting for over the next one to two years. The report is the useful part. It turns an unpredictable expense into a known one.

Because we run heating, electrical and building trades in one team, a single visit covers the gas, the electrical condition, the roof and the water systems, with the certification issued consistently rather than chased across four contractors.
